A private 72-acre equestrian estate in Northeast Canton, GA is seeking a highly skilled, hands-on Property Manager/Rancher for an immediate full-time, live-in role. This is a non-riding position supporting a peaceful property with retired PRE and Warmblood show horses, rescued minis, and a donkey. The owner lives onsite; no boarders or off-property travel required. The ideal candidate has extensive horse experience, strong property management and equipment skills, and the ability to work independently while communicating proactively with the owner.
Equine Care & Barn Management (should be knowledgeable/confident around horses, though this is not hands-on with the horses)
Daily care for retired and special-needs horses/minis (feeding, watering, turnout, hand grazing, meds, health checks)
Grooming, bathing, clipping, braiding (running/French), fly spray upkeep, and leg wrapping (standing/polo)
Stall and barn cleaning, sweeping, organizing, and resetting all work areas
Maintain fly spray system; refill and clean nozzles seasonally
Handle minor barn repairs and coordinate outside service providers as needed
Prep truck and trailer (tires, safety checks) before shows or travel
Maintain manure areas, feed rooms, tack, and overall barn organization
Property & Grounds Management
Mow pastures, paddocks, runs, arena areas, and all non-landscaper property zones; maintain lake and creek areas as directed.
Operate the John Deere 5100R and all farm equipment safely; weed fence lines and barn areas.
Remove dead trees when safe and coordinate tree service as needed; move debris to burn pile and maintain burn pile areas.
Perform general property repairs, including fencing (replace/paint boards) and pressure washing.
Manage lighting—replace bulbs in all dwellings, barn, and shop; monitor lake levels.
Handle routine maintenance for vehicles and machinery (cars, trucks, vans, tractors, Gator, batwing, arena drag, horse trailer) and transport them for servicing.
Ensure all equipment and quads remain in safe working order.
Perform ant, rodent, wasp, and bee control; oversee annual or as-needed flea/tick spray for dog runs and common areas.
Property Oversight & House Support
Take daily trash from the main house to the barn dumpster; pick up and deliver packages.
Escort and grant access to service providers; schedule property services only after consulting with the owner.
Perform weekly guest house checks (HVAC, leaks, toilets, basement, and cleaning needs).
Change AC filters across all buildings and maintain service schedules for 11–12 units.
Track and coordinate septic pumping for all residences and the barn.
Monitor the pool, maintain proper water levels, and oversee service performance.
Qualifications
Minimum of 8 years’ experience in a barn or ranch environment
Strong farm, tractor, and equipment operation skills
Physically capable of performing daily property and barn work
Highly mature, self-motivated, and does not require micromanagement
Excellent communication skills and strong reliability
Valid driver’s license with a clean background check
Good judgment in deciding when to self-perform tasks versus call vendors
Experience maintaining large properties, pastures, and fencing
